Drywall and framing takeoff, partition type by partition type
Momo reads the partition types and plans, verifies scale, traces every wall by type, and turns length into board, studs, track, screws and tape through visible formulas. It builds the priced estimate, and nothing counts until you commit it.
- Counts · Lengths · Areas
- Partitions, ceilings, soffits and accessories
- Every line sourced
- Sheet, scale and formula on each quantity
- $0 until committed
- Momo's work stays a proposal until you review it
What does a full drywall takeoff in DrawScale include?
A full drywall takeoff in DrawScale traces every partition by type and turns each one into board, framing and finishing quantities. Momo reads the partition type schedule, such as P3: 5/8" Type X each side on 3-5/8" 20 ga studs at 16" o.c. to deck. It traces each wall on the floor plans as a length tagged with that type. Formulas multiply length by height and faces to get board square footage, and derive studs, top and bottom track, screws, tape and mud. Gypsum ceilings and soffits are filled as areas from the reflected ceiling plan. Heights, waste and rates are labeled assumptions, and everything carries into the priced estimate.

What Momo takes off for drywall and framing contractors
Every item is measured on the sheet as a count, a length or an area. Formulas then turn that measurement into the quantities you price. The sheets listed are typical; Momo reports the exact sheets it used for every quantity.
| Takeoff item | Measured as | Typical sheets | Outputs and formula |
|---|---|---|---|
| Partitions by type | Length | A-001, A-101 to A-104 | Board SF = LF × height × faces × layers; studs; track |
| Gypsum board ceilings and soffits | Area | A-121 to A-124 | Board SF and ceiling framing by type |
| Batt insulation in partitions | Length | A-001, A-101 to A-104 | Insulation SF = LF × height on insulated types |
| Door and window openings | Count | A-101 to A-104, A-601 | Deductions and extra studs, headers and jambs per opening |
| Corner bead, control joints and deflection track | Length | A-101 to A-104, A-501 | Accessory LF by type |
| Fire-rated head-of-wall joints | Length | A-001, A-501 | Joint system LF along rated partitions |

Worked example: Partition type P3 on Level 1
This is an illustrative example of how a DrawScale quantity is built. Each line shows its formula, and anything that depends on a rate, factor or spacing is marked as an assumption for you to confirm.
5/8" Type X each side on 3-5/8" 20 ga studs @ 16" o.c., 10'-0" high
A-101 Level 1 Floor Plan at 1/8" = 1'-0" and partition types on A-001
| Line | Formula | Result |
|---|---|---|
| P3 partitions traced | Sum of walls tagged P3 on A-101 | 412 LF |
| Board | 412 LF × 10 ft × 2 faces | 8,240 SF |
| Board waste factor | Labeled assumptionAssumption · confirm | 1.10 |
| 4' × 10' sheets | 8,240 × 1.10 ÷ 40 SF, rounded up | 227 sheets |
| Studs @ 16" o.c. | 412 LF × 12 ÷ 16 | 309 studs |
| Top and bottom track | 412 LF × 2 | 824 LF |

How Momo runs a drywall takeoff
Partition types first, then every wall, then every piece that follows from it.
- 01
Reads the partition types
Momo reads each partition type's board, layers, stud size, gauge, spacing and height before tracing walls.
Type-driven takeoff - 02
Traces every wall by type
Each wall is traced as a length and tagged with its type, so a change in type starts a new line.
Lengths by type - 03
Derives board, framing and finish
Formulas turn each length into board SF, studs, track, screws, tape and mud. Heights and waste are labeled assumptions.
Visible formulas - 04
Keeps your edits
Momo's work stays a proposal until you commit it, and walls you draw or edit by hand are never overwritten by a later run.
Your geometry wins
What Momo checks for
Where drywall takeoffs go wrong
A wall is never just a wall. Its type, height and layers set the price.
Partition types that change mid-run
A corridor wall switches from P1 to rated P3 at the stair. Trace it as one type and the board layers and studs are wrong.
Heights hidden in sections
Walls going to deck at 14'-6" and walls stopping at 10'-0" above the ceiling look identical on plan. The height is in the sections and the partition type.
Ceilings and soffits missed on the RCP
Gypsum soffits, bulkheads and ceiling height changes live on the reflected ceiling plan, not the floor plan.
Accessories carried as an allowance
Screws, tape, mud, corner bead and deflection track follow from the walls, but they often end up as a lump sum.
From quantities to a bid
The priced estimate, schedule and export
Committed quantities flow into the estimate worksheet through visible formulas, and every unit rate, waste factor and production rate is labeled as an assumption to confirm. Nothing Momo proposed counts toward a total until you review and commit it.
Bid-stage schedule
The bid-stage schedule groups quantities into activities such as layout and track, framing by floor, board, tape and finish, and ceilings. Each duration is installed quantity divided by a labeled production rate you confirm, leveled to your crews, with a critical path and P50 and P80 finish dates.
Coming from another takeoff tool?
If you take off today in Bluebeam Revu, PlanSwift, On-Screen Takeoff or a spreadsheet, DrawScale opens the same PDF plan sets in the browser with nothing to install. Manual count, linear and area tools always work, and changing a sheet’s scale flags every quantity that depends on it.
What you hand your chief estimator
- A ledger of committed quantities, each linked to its sheet, scale and traced geometry
- A priced estimate worksheet with visible formulas and every rate labeled as an assumption to confirm
- A bid-stage schedule built from installed quantity divided by a labeled production rate
- An Excel or CSV export with audit columns that contains committed quantities only
Drywall takeoff and estimating FAQ
Direct answers for drywall and framing contractors.
Board comes from a visible formula: partition length times height times faces times layers gives square feet, and a labeled waste factor sets the sheets to order. Each partition type carries its own board and layers.
Yes. Momo reads the partition types for board, layers, stud size, gauge, spacing and height, and tags each traced wall with its type.
Yes. Studs come from wall length divided by the stud spacing, and track is wall length times two for top and bottom. Extra studs at openings and corners are labeled assumptions you can change.
From the partition type and the building sections. When a height is not stated, it is carried as a labeled assumption for you to confirm, never as a hidden default.
Yes. Momo fills gypsum ceilings and soffits as areas from the reflected ceiling plan, and acoustical ceilings can be taken off in the same project.
You get committed quantities linked to their sheets, a priced estimate worksheet, a bid-stage schedule and an Excel or CSV export with audit columns. The export contains committed quantities only.
